Every default comes from the provider's own published materials first, then reputable reviews, and anything from a third party is labeled. Where a provider does not publish a pricing term, we do not guess: the calculator asks for your quote. Real offers are priced individually, so your written offer always wins. More on how we verify. Point
Share of appreciation. You repay the investment plus Point's share of your home's gain above a risk-adjusted starting value. We model Point's share as 2.4× the percentage of home value invested and a 27% starting-value adjustment, both from Point's own published examples; Point sets both per offer. Processing fee up to 3.9% (minimum $2,000). Homeowner Protection Cap modeled at 18% a year. Up to a 30-year term. Shares losses below the starting value.

Hometap
Share of home value. At settlement you pay a percentage of your home's value, equal to 1.65× the percentage invested if you settle in years 1 to 5, or 1.8× in years 6 to 10 (Hometap's example for a 10% investment; multipliers vary by amount). Cap of 18.5% a year, compounded monthly. Up to 27% of home value, $15K to $600K, at least 25% equity required, 10-year term. Fee from third party Fee modeled at 4.5% per LendEDU; Hometap's pages we reviewed do not state it.

Unlock
Share of home value. The investment is expressed as a percentage of your home's value and multiplied by an exchange rate, often around 2.0. Origination fee up to 4.9%. Cap of 19.9% a year. $15K minimum, $500K maximum, at least 30% equity, home value $175K or more, 10-year term. Rate and cap from third party

Unison
Share of change in value, typically 4× the percentage invested (invest 10%, share 40% of the change). The starting value is your appraisal reduced by 5%. Shares depreciation as well as appreciation. 3.9% transaction fee. Up to 15% of home value or $500K, up to 30 years. No cap published.

Splitero
Share of appreciation, with depreciation shared and an annual cap. $50K to $600K, at least 30% equity, up to 30 years, origination fee minimum $1,500. Needs your quote Splitero does not publish its share percentage or cap level, so we do not rank it until you enter your offer's terms.
